At Hera Engineering, our involvement in the One Subiaco project has been comprehensive, focusing on structural engineering, post-tension design, and temporary works, contributing significantly to its realisation as a landmark mixed-use development in Perth. This 24-story development, located at the historic site of the old Subiaco Pavilion Markets, integrates 236 luxurious apartments and 13 commercial spaces, enhancing the urban fabric with its unique architectural design and resort-style amenities.
A key challenge was addressing the varying apartment layouts as the structure ascended, requiring innovative structural solutions to minimise transfers and, consequently, reduce overall costs. Our team’s strategic implementation of a partial top-down construction methodology not only facilitated these solutions but also accelerated the construction schedule by three months, showcasing our adaptability and commitment to efficiency.
The project’s distinctiveness is further highlighted by its three buildings – Rokeby, Roberts, and Seddon – each with its own identity yet harmoniously contributing to Subiaco’s heritage. The development’s design, spearheaded by Hames Sharley and brought to life by Multiplex, features a blend of residential units designed to cater to diverse needs, from studio apartments to three-bedroom homes, thereby attracting a wide demographic including families, downsizers, and first-time homeowners.
One Subiaco has set a new benchmark for urban mixed-use developments, not just as a place of residence but as a vibrant community hub. Its completion in October 2022 marked a significant milestone, transforming Subiaco with an eclectic mix of luxury living, retail, and dining experiences that breathe new life into this iconic location.
