Mos Lane has reached ground floor, marking an important milestone for a project where much of the structural complexity sits in the levels below and immediately above the podium.
Hera Engineering is providing structural and temporary works engineering services for the mixed-use development in Mosman Park, working with Australian Development Capital, Nelson + Koo and Icon.
The project includes two basement levels, ground-floor commercial uses including an IGA supermarket, and residential levels above. Coordinating the structure across these different uses has been one of the key design challenges, with the supermarket requiring a strict planning grid while the residential levels above needed an efficient and practical column arrangement.
Hera drove a value engineering process that simplified the structure and reduced unnecessary load. By replacing non-load-bearing precast facade elements with lightweight cladding and substituting traditional brickwork with brick slips, the design reduced structural weight, simplified slab edge and facade support requirements, and helped remove transfer structures from the building.
Removing those transfers delivered significant benefits to cost, programme and embodied carbon, while also improving buildability for the project team.
The post-tensioned concrete structure has been designed around clear load paths from the residential levels through the commercial and basement levels below, supported by temporary works planning for the staged construction process.
With the basement works complete and the ground floor now in place, the future village centre is beginning to take shape, including the convenience supermarket and the surrounding retail, food and beverage, wellness and lifestyle spaces that will support the Mosman Park community.
