A new social and affordable housing development is set to take shape in the heart of Bayswater.
Hera Engineering is providing structural engineering services for the approved nine-storey King William Street development for Community Housing Ltd, designed by Rothelowman. Located within walking distance of Bayswater Station, the project will deliver 72 apartments, ground-floor commercial tenancies and shared resident amenities on a compact urban site.
The project continues Hera’s growing collaboration with Community Housing Ltd, marking our third development together in the social and affordable housing sector.
The structural design is being developed around one of the project’s key challenges: coordinating residential apartments over basement parking and lower-level commercial spaces while minimising transfer structures.
At this early stage, Hera is working closely with the architect, client and builder to test column layouts, load paths and construction methodologies before key decisions become expensive to change. Prefabricated structural elements are being considered as part of the design response, with the aim of improving buildability, programme and cost efficiency.
This early optimisation process is where thoughtful structural engineering can make a meaningful difference, helping the project remain practical to build while supporting the architectural intent and long-term performance of the development.
